Definition

What is SEO for contractors?

SEO for contractors is the work of ranking a trade business in Google's map pack, organic results and AI answers for service-plus-city searches. It combines 4 parts: a Google Business Profile, one page per service, reviews and citations, and technical site fixes.

A trade business sends crews to the customer's property instead of serving customers at a storefront. Google lists most of these companies as service-area businesses: profiles that hide the street address and show the towns served. A general contractor is the company that runs a whole building or remodeling project and hires the specialty trades under it.

The 8 Kansas City metro counties hold 3,572 specialty trade contractors. Jackson County has 1,120 of them and Johnson County has 1,044, so most map-pack competition for trade searches sits on those 2 sides of State Line.

Which trades does contractor SEO cover?

Contractor SEO covers 9 trade groups. The 4 parts stay fixed for each group; the primary category, the service pages and the season change.

Service-area businesses

Can a contractor with no storefront rank in the Kansas City map pack?

Yes. Google ranks a no-storefront contractor from its verified address. Sterling Sky found in March 2025 that service areas currently change only the display. Google says to remove an address where customers are not served, but Sterling Sky saw one client's rankings drop after hiding it (September 2026).

A service-area business (SAB) is a company that works at customers' homes or job sites and does not serve customers at its street address. Google allows up to 20 service areas within about 2 hours' drive and still ties the profile to 1 verified address. Sterling Sky's March 2025 test found that rankings currently follow that verified address: a plumber verified in Olathe ranks near Olathe, and adding Liberty as a service area prints Liberty on the profile without moving its Liberty map position. Sterling Sky adds that ranking factors change and this may change one day.

Area pages fill that gap. Each one targets 1 service in 1 town outside the proximity radius, such as "water heater repair Liberty", and ranks in the organic results below the map pack.

Verified address: ranking starts here. Up to 20 service areas: shown to searchers, not currently used for ranking. Google ranks a service-area business from its verified address (Sterling Sky test, March 2025). Area pages on your website reach searchers outside that radius.

The verified address, the service-area list and the categories are all profile settings, and each one is set during GBP optimization before the first area page goes live.

Deliverables

What does local SEO for contractors include?

Local SEO for contractors includes 6 deliverables: Google Business Profile categories and services, one page per service, area pages beyond the proximity radius, review requests, citation cleanup on Yelp, BBB and Angi, and monthly call and map-grid reporting.

  1. Google Business Profile categories and services

A primary category for the trade's main job, secondary categories for the rest and 1 service entry per job type.

  2. Service pages

One page per job type, such as drain cleaning or furnace repair, each naming the towns served.

  3. Area pages

One page per town outside the proximity radius, listing the services offered in that town.

  4. Review requests

A text or email with the review link after every finished job. Review velocity, the count of new reviews per month, raises prominence.

  5. Citation cleanup

Yelp, BBB and Angi listings, called citations, corrected to repeat the Google profile's name, address and phone exactly.

  6. Monthly call and map-grid report

Tracked calls and a map grid, a set of rank checks taken from points across the service area.

Category names checked against 2 published GBP category lists (lobstr.io, September 2026; Welby Consulting, May 2026). Drainage service, Lighting contractor and Contractor appear in only 1 of the 2 lists, so confirm every name in your Google Business Profile dashboard before selecting it.

Heating and cooling companies switch their posts and service pages twice a year, and the page on HVAC SEO sets out that 12-month calendar.

Cost

How much does SEO for contractors cost?

SEO for contractors costs $599 a month on the Kansas City SEO Pros Local SEO plan, month-to-month. Multi-crew or multi-county contractors start at $1,499. Nationally, the most common agency retainer is $501 to $1,000 a month (Ahrefs, 439 providers).

Ahrefs surveyed 439 SEO providers, and 20.4% of them charge $501 to $1,000 a month, the most common band. The $599 Local SEO plan sits inside that band. Growth starts at $1,499 for contractors running several crews across several counties, or 2 or more locations.

Lead fees

Is SEO worth it for contractors who already pay lead fees?

Yes, for contractors who want calls they keep. Pay-per-lead platforms such as Angi, Thumbtack and Google Local Services Ads bill for every lead and stop when spending stops. SEO builds a Google profile, pages and reviews the contractor owns after the plan ends.

Angi and Thumbtack are lead marketplaces that charge contractors for homeowner job requests. Google Local Services Ads are paid listings shown above the map pack and billed per lead. All 3 charge for the contact itself, and the listing belongs to the platform account.

SEO is billed as a flat monthly plan. The profile, reviews and service pages stay with the contractor after cancellation, and calls from them carry no per-lead charge.

Kansas City seasons

What local SEO strategies suit Kansas City contractors?

Kansas City contractors plan SEO around 3 weather cycles: 107 freezing nights a year for plumbers, 5,071 heating and 1,363 cooling degree days for HVAC firms, and spring hail for roofers. Each cycle gets service pages and Google posts published before the season starts.

A heating degree day (HDD) counts each degree that a day's average temperature falls below 65°F; a cooling degree day (CDD) counts each degree above it. NOAA's 1991–2020 normals for Kansas City International Airport give 5,071 HDD and 1,363 CDD a year.

RoofingSpring and summer hail$879 million paid on 82,498 Kansas storm claims in 2025April: storm pages and a review campaign

Hail arrives on storm dates rather than calendar months. Kansas insurers paid $879 million on 82,498 storm claims in 2025, and the storm-by-storm plan for that row sits on the page for roofing company SEO.

Between those seasonal pushes, the monthly profile, citation and review work that holds a contractor's map position is set out under map pack optimization.

AI search

Does AI SEO for contractors change who gets the call?

Yes. 45% of consumers used AI tools to find local businesses in 2026, and ChatGPT recommended only 1.2% of local business locations in SOCi's 2026 index. Whitespark's 2026 survey ranks on-page content and reviews as the top 2 AI-visibility factors.

AI Overviews are the AI-written summaries Google places above the organic results; ChatGPT and Gemini answer the same service questions in a chat window. Service pages written as direct answers and new reviews each month feed both, since on-page content and reviews head Whitespark's AI factor list.

The same results page also carries 2 paid placements: Local Services Ads and Google Ads search ads. The SEO vs PPC comparison sets out the cost, speed and lead quality of each against organic work.

Questions

Contractor SEO questions

How long does local SEO take for a contractor?

Kansas City SEO Pros reports a contractor's map-grid positions and calls every month from month 1, so progress is visible from the first report. Timelines by competition level are covered in the SEO timeline guide.

What is the best SEO agency for contractors?

The best SEO agency for contractors publishes its prices, works month-to-month, reports calls and map-grid positions every month, and leaves the Google Business Profile in the contractor's ownership. Kansas City SEO Pros publishes plans from $599 a month, accepts cancellation on 30 days' notice and lists the contractor as the owner of every profile and account.

Do moving companies and pest control firms need the same SEO?

Yes. Moving companies and pest control firms are service-area businesses, so they use the same 4 parts: a Google Business Profile, service pages, reviews and citations, and technical fixes. Only the category and the page set change: a mover's pages cover local moves, long-distance moves and packing, and a pest control firm's pages cover each pest it treats.

Does Kansas City SEO Pros work with contractors outside Kansas City?

Yes. Kansas City SEO Pros takes contractor clients outside the Kansas City metro and runs their SEO remotely. Map rankings still follow each contractor's verified business address.
